Pre-Sale Inspections

The inspection specializes in areas where unexpected repairs are frequently found. One or more these items can be expensive to repair. The Pre-Sale inspection will eliminate last minute surprises that can kill a sale or make negotiations rough. The following is the list of areas covered in the Pre-Sale Inspection.

Foundation

  • Check for abnormal signs of settlement that may require foundation repair.

Roof and Roof Structure

  • Check for deteriorated roof covering in need of repair of replacement.
  • Check for proper bracing of roofing structure.
  • Check for signs of water penetration.

Grading and Drainage

  • Check for proper grading and drainage around perimeter of dwelling to prevent ponding or water penetration.

Framing Structure and Finishes

  • Check for signs of weaknesses in the framing structure such as sagging floor or ceiling joist and sagging headers over doors or windows.
  • Check for signs of racking of the framing structure such as misaligned doors and windows.
  • Check for signs of water penetration at interior walls and ceilings.
  • Check for deteriorated siding or trim at exterior walls.

Fireplace

  • Check firebox for loose or broken firebrick.
  • Check flue for accumulation of creosote.

Electrical System

  • Identify type of conductors used on branch circuits .
  • Check for proper sizing of circuit breaker to conductors.
  • Check for proper bonding to grounding at panel box.
  • Check for GFCI at required locations.

Plumbing System

  • Check fixtures for proper drainage and leakage.
  • Check water heater for proper operation and installation.

Air Conditioning and Heating System

  • Check system for proper operation and installation.

Pools

  • Check pool structure for signs of settlement that may require repair.
  • Check pool surfacing for signs of wear that may require plaster repair or replacement.
